3. Price – An old saying in the industry claims “The worst property in the worst area will sell if priced correctly“. The market price of a property is determined by the market, not by the estate agent - too many sellers are misled into using a particular estate agent by being promised a unrealistic market price, only to be disappointed later. A buyer pays for the benefits which he sees in a particular property and will not pay more just because a seller is moving to a more expensive suburb or is wanting to settle other debt. Over-pricing a property will result in the wrong buyers visiting the home, leading to an extended and disruptive sales period, giving potential buyers the perception of desperation or that there is something wrong with the home.

Employ a reputable, trained estate agent to do a comparative market analysis (CMA) on your property. This is a detailed study of recent sales and annual growth in a specific area. Any agent who gives a seller a market value without doing a CMA and knowing the square meterage of a home is simply guessing.
